Ready to push beyond standard appraisals and delve into distinctive assignments? We are looking for dedicated professionals willing to take on complex, full-narrative valuations across Canada. From Reserve Lands to special-use properties, this role offers accredited and candidate members of the Appraisal Institute of Canada (AIC) the chance to engage in distinct, non-cookie-cutter assignments, valuing Specific Land Claims, infrastructure projects, and linear corridors. The Real Property Appraiser’s accountabilities include, but are not limited to:

  • Valuations, including loss of use studies for historical land claims.
  • Corridor and right-of-way valuations and damage assessments.
  • Preparing detailed, written reports on value.
  • Providing estimates on damages based on Federal and/or Provincial Expropriation legislation.
  • Negotiating various types of land acquisition agreements with private landowners and special interest groups.

Required education/skills/attributes include:

  • Appraisal Institute of Canada Member in good standing with an AACI designation or Candidate Member in good standing.
  • Post-secondary degree in a related field.
  • General understanding of urban fringe and agricultural lands and associated factors in determining value.
  • Property Agent roles with willingness to obtain a Land Agent License.
  • Exceptional communication and organizational skills.
  • Proficient researching skills.
  • The ability to problem-solve by thinking analytically and applying logic.
  • Able to work independently, methodically, apply first principles, and meet deadlines.
  • Demonstrated professional maturity and diplomacy.

Additional attributes:

  • Complementary professional designations (e.g., professional agrologist, forester, etc.).
  • Expert witness experience or interest in appearing as an expert witness.
  • In-depth experience in writing narrative appraisal reports for litigation/tribunal purposes.
  • Candidate AIC members with commensurate experience will be considered.

This position requires travel for property inspection, primarily across Western Canada, as required. Applicants must possess a valid Class 5 Driver’s License with a Driver’s Abstract that will meet our insurance requirements.
